These terms apply to direct bookings of the holiday houses Villa Eos, Villa Aada and Villa Mailin. Bookings made through Airbnb or Booking.com are governed by the terms of the respective platform.
1. Contracting party
The landlord is Ferner Real Estate I.K.E., Villa Rembetiko, Maroulas-Dilofo, 74150 Rethymno, Greece (ΓΕΜΗ 175705650000, ΑΦΜ 802401500). The tenant is the person making the booking; they are liable for the obligations of all accompanying guests as for their own.
2. How the contract is formed
Your enquiry is without obligation. We reply with a binding offer stating the house, the dates, the number of guests and the total price. The contract is concluded when you accept that offer in text form; you will then receive our booking confirmation.
3. Payment
- Deposit of 25 per cent of the rent, due within seven days of the booking confirmation.
- Balance no later than 30 days before arrival, without further reminder.
- For bookings made less than 30 days before arrival the full amount is due immediately.
- Additional costs such as final cleaning, mid-stay cleaning and pool heating are settled with the balance.
If the deposit is not received on time, we may withdraw from the contract after a single reminder with a reasonable deadline and charge the cancellation fee under clause 6.
4. Minimum stay
The minimum stay is five nights, and seven nights in the periods highlighted on the price page. Shorter stays are possible by arrangement.
5. Arrival and departure
The houses are available from 4 pm on the day of arrival and must be vacated by 10 am on the day of departure. A later arrival is always possible; the houses are accessed via a key box whose code you receive before arrival. We are glad to agree different times where occupancy allows.
6. Cancellation by the tenant
You may withdraw at any time by notice in text form. The date on which your notice reaches us is decisive. The following flat rates apply to the rent:

Additional costs for final cleaning, mid-stay cleaning and pool heating are waived entirely on cancellation.
You are free to demonstrate that we have suffered no loss, or a substantially smaller one; in that case you owe only the amount established. If we are able to let the house to someone else for the cancelled period, we credit the rent obtained.
Until the stay begins you may ask that another person take your place under the contract, provided there is no objection to them. We reserve the right to charge 40 euros towards the administrative effort.
7. Early departure
If you leave before the agreed end of the stay, the full rent remains payable. Clause 6, paragraph 3 applies accordingly.
8. Withdrawal by the landlord
Should the house become uninhabitable through force majeure, damage or other circumstances beyond our control, we may withdraw from the contract. Sums already paid are refunded promptly and in full; wherever possible we will offer you one of the other houses. No further claims arise unless we are at fault.
9. Occupancy and use
- The houses may only be occupied by the number of guests booked. Villa Eos and Villa Aada take up to six people, Villa Mailin up to four.
- Passing the house on to third parties, in whole or in part, is not permitted.
- Smoking is not permitted anywhere indoors. Smoking on the terraces is fine.
- Parties and events with outside guests are not permitted. Between 11 pm and 8 am we ask you to be considerate of the neighbourhood.
- Pets by prior arrangement only.
- Use of the pool is at your own risk. Children must be supervised.
10. Damage
We do not take a deposit. Instead, damage identified on departure is charged at actual cost. Please report any damage that occurs during your stay straight away — it makes settlement easier for both sides. Normal wear and tear is not charged.
11. Defects and remedy
If something is not as it should be, please tell us immediately so that we can put it right. If you do not notify us although it was possible and reasonable to do so, your claims may be limited.
12. Travel insurance
Travel cancellation and curtailment insurance does not form part of this contract, but is recommended.
13. Applicable law
Greek law applies. Mandatory consumer protection provisions of the state in which the tenant is habitually resident remain unaffected.
